Navigating Buying and Selling Simultaneously with Dream to Doorstep

1. Living with Family or Friends
If you're living with family or friends, you're probably pretty flexible on how long you could stay and you also probably have limited expenses so you’re in a position where you might be able to save a little easier. This actually gives you a benefit in any market, but especially in a market where there's a lot of buyers and relatively fewer sellers. In a market like that, it takes a little while to find that right home and get it under contract.
2. Renting
In the next category, renting, the big thing there you’ve got to worry about is your lease. Are you month to month, or are you on a one year lease? If you're on a one year lease, is that lease just starting? Is it just ending? Is there a clause that allows you to get out of the lease? You gotta manage that timing, manage that interaction with your landlord, because you don't want them to rent the place out early and you end up with no place to live, if the house you wanted to buy doesn't work out, but at the same time, you don't want to be paying for a mortgage and a rent at the same time. That needs to be coordinated.
3. Owning
The final is if you own your home. So again, this is a different starting point, and it has a different path in order to get from your dream to your doorstep. In owning, you have to coordinate both the purchase of a house and the sale of another house. There are a lot of strategies that can be employed to do that.
